Historic Roots and Modern Space in Royse City, Texas
Where 1920s Main Street charm meets new neighborhoods, acreage, and room to breathe.
A Main Street City on the Move
Platted in 1886 by Garrett “Byrd” Royse, who helped bring the MK&T Railroad through town, Royse City has somehow managed to hold onto a lot of its history while growing like crazy around it. Once built around cotton, railroads, and a true small-town economy, Royse City is now home to more than 28,000 residents and has become one of the fastest-growing communities in North Texas.
What I like about Royse City is that it doesn’t feel like just one thing. You can tour a brand-new home in a master-planned community in the morning, look at acreage or a custom home that afternoon, and still end up downtown surrounded by historic brick buildings that have been part of the city for generations.
The downtown area has real personality too. Royse City is a Texas Main Street community, and you’ll find local businesses, casual places to eat, the Zaner Robison Historical Museum, and even a tiny one-room jail dating back to somewhere between 1911 and 1921. Add traditions like Music on Main and the Lighted Christmas Parade, and it still feels like a place where people actually show up for their town.
At the same time, you’re right on I-30 with newer shopping, restaurants, and development continuing to pop up around you. And yes, Royse City has a Buc-ee’s. That probably tells you more about how much this place has grown than any population chart ever could.
Why Royse City?
- A little bit of everything: Royse City has one of the more interesting mixes of housing in this part of DFW. You can find newer master-planned communities like Waterscape and Creekshaw, neighborhoods such as Verandah, custom homes, acreage, and larger-lot settings like High Point Ranch.
- A downtown with actual character: This isn’t a manufactured “town center.” The historic downtown has been here for generations, with old brick buildings, local businesses, community events, and enough history tucked around the corners to make it fun to explore.
- A strong school-community presence: Royse City ISD has repeatedly been recognized as a Capturing Kids’ Hearts National Showcase District, with all 11 campuses receiving National Showcase School recognition for the 2024–25 school year.
- Room to get outside: Royse City maintains around 45 acres of developed parkland, along with playgrounds, catch-and-release fishing ponds, and nature and jogging trails. Lake Ray Hubbard isn’t far away either, and I-30 makes it easy to head toward Rockwall or farther into Dallas when you need to.
Expert Guidance from Local Insiders
Royse City is one of those places where two homes with the same city on the mailing address can offer completely different lifestyles. One may be in a big amenity-filled neighborhood, another may sit on acreage, and another may be tucked closer to old downtown. Knowing the difference between those areas matters, especially with as quickly as this part of town is changing.
“Royse City is one of my favorite examples of old and new actually working together. You can still feel the history downtown, but then drive five minutes and be looking at brand-new construction, acreage, or a custom home with room to spread out. There really isn’t one version of Royse City, and that’s exactly why knowing the different neighborhoods matters.”

LIFE AROUND ROYSE CITY
A curated look at local favorites, everyday stops, and lifestyle context near this property.
What is there to do in Royse City?
Royse City is booming, but it has completely held onto its historic charm. We are constantly pointing our clients to these three spots—whether it's grabbing world-class BBQ, relaxing on a Main Street patio, or making the ultimate Texas pit stop.
Buc-ee's
If you know us, you know Buc-ee's is our absolute go-to for 'Welcome to Texas' gifts for our clients. Hearing 'Fresh brisket on the board!!' is a whole experience. We always load up on Beaver Nuggets, Brisket, the Texas Cheese Steak wrap, Banana Pudding, and Candied Roasted Pecans. And if you see Sean wearing a trucker hat, it's probably one of their amazing $12 finds. Do not leave without checking out the alpaca saddle blankets!
The Anvil
Housed in the former Royse City Fire Department built in 1982, The Anvil has incredible character. They throw open the three roll-top garage doors on nice days so you can enjoy their small-batch beer on the patio right on Main Street. If you go for happy hour, you have to get the Giant 13-inch Soft Pretzel for the table. Otherwise, their Fried Green Tomato BLT and the loaded Chicken Salad Sandwich on a croissant are absolutely sinful.
Smoke Sessions Barbecue
This place is legitimately putting out some of the best barbecue in Texas. Their 'Sessions Burger'—made with two prime brisket patties and garlic peppercorn aioli—is unbelievable. But whatever you do, you cannot skip the Fried Street Corn. It is fried in house-made beef tallow and topped with cilantro, tajin, and parmesan. If you happen to go on a Wednesday, grab their special Garlic Parmesan Ribs before they sell out.

## MARKET REPORT
A Deeper Look at the Royse City Market
Royse City market analysis · Multiple verified sources
1. What is most interesting about the latest data for City of Royse City?
Sellers are overwhelmingly relying on financial concessions to secure buyers, rather than just lowering their list prices. An exceptional 70.4% of all recent sales included seller-paid concessions, with a median contribution of $8,000. This trend peaks in the mid-priced tier, where 82.1% of transactions required seller assistance. It clearly illustrates that buyers need help with closing costs or rate buydowns to make the math work in the current environment.
2. Where is the market showing strength for buyers?
Inventory levels have reached a point that provides buyers with ample choices and significant leverage. The market currently holds 6.12 months of inventory, firmly planting it in buyer's market territory. This abundance of supply is forcing sellers to compete for attention. As a result, 56.1% of all active listings have recorded price decreases, giving house hunters significant negotiating power before even writing an offer.
3. What is the biggest caution for the local market?
Contract fall-throughs are rising sharply, indicating significant friction between going under contract and actually closing. Cancelled sales have jumped by 61.3% year-over-year, and 16.9% of pending sales are currently falling out of escrow. This represents a 4.1 percentage point increase in cancellations compared to last year. Buyers may be getting cold feet, or facing financing hurdles, making the closing process notably more precarious for sellers.
4. Closed Sales & Valuations
The median closed price over the trailing three months settled at $329,995, equating to $158 per square foot. Homes are taking a median of 61 days on market to find a buyer. Sellers are ultimately capturing 95.8% of their original list prices. Notably, the typical home is now selling 4.9%, or a median of $17,122, below its county appraised value, highlighting a broad disconnect between tax assessments and current market clearing prices. Interestingly, the subset of homes that sold under CAD closed significantly faster, at a median 42 days, compared to 57 days for those selling above CAD.
5. Seller-Paid Concessions by Price Tier
Seller-paid closing costs are a defining feature of the current landscape, with an overall concession rate of 70.4% and a median contribution of $8,000. This dynamic is most pronounced in the mid-priced tier ($299,990–$370,000), where an overwhelming 82.1% of sales included concessions, with a median amount of $10,000. Starter homes saw a 70.3% concession rate, while the high-priced tier recorded a 62.8% rate. Even in the luxury segment, nearly half (46.2%) of transactions involved some form of seller giveback.

Current upper-tier listings shown for area context. Market statistics reflect the sources, geographies and reporting periods identified in this report.
6. Active Listing Competition & Inventory Velocity
Active competition is stiff, with a blended median asking price of $344,950 across 608 available listings. To attract buyers, 56.1% of these active listings have implemented price reductions. The entry-level quartile is feeling the most pressure, with 67.1% of its listings showing price cuts. Across the board, homes in the active market have been listed for a median of 77 days, indicating a sluggish pace of absorption as supply outpaces immediate demand.
7. Buyer Behavior & Contract Friction
While buyer activity persists, friction in the transaction pipeline is evident. There were 134 recorded price drops, though this total is down 17.8% year-over-year. More concerning is the cancellation rate: 19 sales fell out of contract, a 61.3% year-over-year surge, bringing the share of pending sales cancelled to 16.9% (up 4.1 points). Additionally, 11.1% of listings were taken off the market entirely, though delistings have actually decreased by 22.0% compared to the same period last year.
8. Supply & Macro Building Trends
Zooming out to the broader county level, the market maintains a 6.12-month supply of inventory, reflecting a balanced-to-buyer-favored environment. Closed listing volume remains relatively flat, with 225 transactions marking a marginal 0.4% year-over-year decline. On the development front, single-family building permits reached 124 units for the month, a 5.3% decrease from the prior year, suggesting a slight cooling in new construction starts despite the total valuation of those permits rising.
